Local construction supervision (ÖBA)

„Trust is good, control is better ”- the local construction supervisor is responsible for the execution as per contract and plan by all trades on site, as well as for the compliance with all building regulations. The job of the local construction supervisor is to know what to look out for, to point out any construction defects and to check that these defects are removed correctly. The local construction supervisor acts as an interface between the building owner or the planner respectively and the executing company.

Accompanying Control

By means of a professional four-eyes principle, the accompanying control of the development, planning and execution of a building project serves as an independent control body for the client. Based on our extensive project experience and technical expertise, we can make a significant contribution to the overall project success by closely controlling all project phases. The earlier any deviations are detected, the easier it is to take suitable countermeasures in time. This has often saved projects.

Construction coordination (BauKG), planning coordination

The job of a construction site coordinator according to the Construction Site Coordination Act (Bau-KG), which came into force in 1999, is to coordinate the people involved in the construction with focus on the corresponding measures regarding occupational safety and health protection. For example, it has to be ensured that safety devices such as scaffolding and railings are fixed correctly in order to protect workers. The building owners, the project manager of the construction coordinator (BauKG) as well as the construction site coordinators are responsible for the implementation of and compliance with these measures. In the course of the planning coordination, a safety and health protection plan (short “SiGe plan”) as well as documents for subsequent work at the construction site are prepared. The SiGe plan defines specific measures that must be implemented to prevent accidents. This ensures the safety and health of employees in all phases of your construction project.

Project steering

As part of the steering of your construction project, Hartl Baumanagement GmbH will assume responsibility of the project organisation and will steer your project through all phases towards your defined goals. You can trust that we will advocate your interests optimally and consistently. You will be involved in all processes to the extent desired by you.

As of a certain project size, we will create a project and organisation manual containing a clear definition of the project objectives, framework, responsibilities, competencies, contacts, processes and procedures. Hartl Baumanagement GmbH will be the interface between the client, the technical designers, executing companies and authorities.

Construction cost controlling and plausibility check

One of the most important project goals is compliance with the defined budget. As basis, Hartl Baumanagement GmbH will make a well-founded construction cost plan for the project. In this way we can detect deviations early and provide building owners, investors or financial institutes with a clear statement as to how and if the projected costs can be adhered to. Construction cost controlling can be structured differently depending on your requirements, e.g. according to ÖN B-1801 or component related. By budgeting with well-founded cost values, a quick first estimate of the construction costs as a function of floor space and volume is possible. Based on constructional competence, any unfavorable solutions with regard to execution, statics or building physics will be detected early on.

Tendering and contract awarding

Before your construction project can move into the implementation phase contracts have to be tendered and awarded - a milestone that has a huge influence on the success of the project. Starting point and basis are the costs, deadlines and quality requirements defined by you as the client. The tendering is based on the execution and detailed planning documents. Hartl Baumanagement GmbH collects offers, holds contract awarding meetings, makes price comparisons and finally presents the award proposals to you. The aim of a high-quality tender is to capture the planned construction project as precisely as possible in order to avoid additional costs later as much as possible. The aim of the award process is to determine the best bidders for the individual partial service areas. Hartl Baumanagement GmbH is at your disposal with many years of expertise and a wealth of experience.
